Harmony Ranch
This 970-acre ranch has spectacular ocean views, unstable geology, rare species, and a cattle ranching operation. The goals of the land owner were to have an eight-parcel lot line adjustment that improved the location of residential home sites and be sensitive to existing land conditions. We provided the site planning, permitting and agency coordination services. The special issues that guided the site planning included:
Avoiding geologically and archeologically-sensitive areas.
Protecting rare species.
Maintaining cattle grazing areas.
Establishing ranch manage-ment and open space protection plans through CC&Rs.
Processing permits for project approval in the Coastal Zone.
Locating residential sites for optimal views while maintaining privacy.

Bear Valley
This subdivision, adjacent to the City of San Luis Obispo, was the first rural cluster development in the County. We identified environmental constraints, prepared site plans and permits, as well as attended hearings required for agency approval. Significant issues addressed in this project included:
Providing views and privacy for every property.
Preserving open space / farmland adjacent to the highway.
Avoiding seismic fault areas.
Developing a community water system.
Placing homes and roads to avoid steep and unstable terrain while minimizing visual impacts from the valley floor.
