The Villages at Dove Creek
Atascadero, California
The Villages at Dove Creek is a 64-acre master planned development in Atascadero, California. Cannon Associates provided engineering, planning and surveying services for the Villages at Dove Creek Subdivision. This development contains 279 single family residences, town homes and courtyard homes and 60,000 square foot neighborhood commercial center.
The scope of work included the preparation of a Tentative Map, a detailed drainage study and FEMA floodway analysis, grading and drainage plans, sewer and water master plan studies, utility system design, opinions of probably costs, construction documents, and construction administration. This project required a Wetlands (404) permit from the Army Corps of Engineers, as well as coordination with other regulatory agencies for permits and compliance. Cannon Associates also provided surveying services including the preparation of a tentative tract map, topographic survey, agricultural ALTA survey, boundary survey and construction staking.
Rice Ranch Residential Development
Orcutt, California
Located in beautiful Northern Santa Barbara County, Rice Ranch comprises 586 acres. This residential development contains 825 residential units, a new 12-acre elementary school site, approximately 340 acres of dedicated open space plus an additional 31.2 acres of community and neighborhood parks, and needed infrastructure. The open space and parks provide beauty intrinsic to the native landscape and the increased opportunity for venturing into surrounding wild lands. The development is unique in that the area set aside for the five neighborhoods is home to a variety of sensitive biological resources; therefore movement corridors were set aside for wildlife. These movement corridors connect the undeveloped areas within urbanized areas.
Cannon Associates prepared a detailed site evaluation which included water and sewer services, drainage issues and impacts, entitlement and master planning documents, and street layouts and intersection configurations. Cannon Associates also prepared conceptual and initial grading and drainage plans for each neighborhood, Initial Tentative Tract Map, Initial Drainage Analysis, and a Conceptual Drainage Report for the project. In addition, Cannon Associates prepared an ALTA survey and an in-depth fee analysis to determine the fees that will be required by Santa Barbara County, utilities and services districts, and other regulatory oversight agencies for the Rice Ranch project.
River Oaks Master Planned Community
Paso Robles, California
River Oaks is the only master-planned, mixed-use community in the Paso Robles area. Set on a bluff adjacent to the Salinas River, this unique community combines the rural feel of the North County's rolling hills and vineyards. River Oaks is within walking distance of shopping, recreation and schools, and just minutes away from Paso Robles' thriving downtown. This multi-faceted, multi-generational community consists of The Marketplace, a 38,500 square feet neighborhood commercial land; The Course at River Oaks, a 6-hole “Player Development” golf course; Kermit King Elementary School, a K-5 school; and 481 homes on 198 acres. Homes and cottages fit the lifestyles and economic needs of a diversity of residents. The varied architectural styles create very attractive and comfortable neighborhoods. The residences range in size and use from estate lots to multi-family and senior housing. Paths winding through the neighborhoods invite residents to jog, push strollers or simply to walk.
The developer selected Cannon Associates to provide civil engineering, structural engineering, planning and surveying. The scope of work included the preparation of plans and specifications for grading, drainage, sewer, water, and storm drain systems, street improvements for all interior streets, and utilities; the preparation of a tentative and final tract maps; preparation of drainage calculations for the drain inlets and storm drain pipes serving the site; as well as the preparation of erosion control plans. Cannon Associates also prepared the legal description and provided construction staking for each phase of work. In addition, Cannon Associates provided the conceptual Site Plan, street layout, and streetscape design.
Orcutt Area Specific Plan
San Luis Obispo, California
The Orcutt Area Specific Plan encompasses 435 acres, and added a new neighborhood to the City of San Luis Obispo. Adjacent to the existing Edna Islay area, the specific plan calls for the development of approximately 900 to 980 residential homes and a small neighborhood commercial services area. The homes range from single family to multi-family residential. One of San Luis Obispo's scenic volcanic hills and nearby Cottonwood Creek network will provide a recreation/preservation area for the project.
Cannon Associates was selected to prepare the Specific Plan and annexation documents; obtain permits and agency approvals; coordinate the dissemination of information to affected property owners; prepare and present at neighborhood meetings, Planning Commission and City Council hearings, and LAFCO meetings. Cannon Associates also prepared conceptual designs for sewer, water and drainage systems as well as the aerial topographic survey.
City Gate Business Park
Bakersfield, California
The City Gate Business Park is a multi-phased business complex located on Unicorn Lane near the airport in Bakersfield. This 10.5 acre commercial project contains four tilt up, multi-use buildings; two graded pads and associated improvements.
Cannon Associates was selected to provide engineering, surveying and structural engineering services for this fast-track project. The scope of services included plans and specifications for grading and drainage including grades for building pads, sidewalks and planters, parking lot improvements, storm drains, drive approaches, trash enclosures, and drainage swale located on the west side of the lot. The scope also included utility plans, a topographic survey and a record data boundary survey. Lastly, Cannon Associates designed the single-story buildings including panelized roof, concrete tilt-up walls, concrete continuous wall footings, isolated column spread footings, slab-on-grade, plywood roof diaphragms and concrete shear walls designed for wind and seismic forces.
Homewood Suites by Hilton at the Marketplace, Bakersfield, California
Bakersfield, California
The Homewood Suites is located on a 3.14-acre site on Liberty Park Drive and Mill Rock Way in the City of Bakersfield. This all-suite residential-style hotel was designed for guests who travel on field assignments, relocate to a new community, attend seminars, conventions or corporate training programs, and leisure travelers on vacation or attending family events. Homewood Suites hotels feature such amenities as spacious one-bedroom, two-bedroom and/or studio suites with fully-equipped kitchens, and daily complimentary hot breakfasts.
Cannon Associates was selected to provide civil and structural engineering, surveying, and permitting services for this new hotel. The scope of work included analysis of the City's General Plan and Zoning Ordinance; site selection; descriptions and exhibits for the Certificate of Compliance lot merger; a boundary survey and topographic survey; a development plan; plans and specifications for grading, drainage, utilities, street improvement and parking lots; conditional use permit processing and representation through the City approval process; as well as construction staking.
Dreyer's Grand Ice Cream Expansion
Bakersfield, California
Dreyer's Grand Ice Cream committed to a $100 million expansion of their Bakersfield ice cream manufacturing facility after a merger with the Nestle Ice Cream Company. The expansion tripled the capacity of the existing Bakersfield manufacturing facility and created 250 new jobs. The 247,000 square foot facility, which has been dedicated to frozen snacks, added 400,000 square feet and five ice cream production lines, enabling the manufacturing of packaged ice cream products like Dreyer's Grand ice cream and the new Slow Churned Dreyer's Grand Light. In addition to packaged ice cream production and office space, the expansion included a new ice cream warehouse with a 20-door shipping dock, and new Research and Development facilities including a pilot plant for flavor development, labs, and prep kitchens.
Originally built as a Nestle ice cream plant in 1988, the Bakersfield facility is Dreyer's largest and most state-of-the-art operations center, with a total of 650,000 square feet and a manufacturing capacity of 70 million gallons, in addition to its current frozen snacks capacity of 98 million dozens.
"Our Bakersfield Operations Center is already one of the top manufacturing facilities in the country for frozen snacks," said William Oldenburg, Dreyer's executive vice president of Operations. "This country has grown up on Drumsticks, Nestle Crunch Bars and Carnation Ice Cream Sandwiches. And now, from this facility in the heart of California, we'll also be creating new flavors, and new packaged and single serve ice cream products to keep America smiling."
Cannon Associates prepared a topographic survey and plans and specifications for grading and drainage and utility coordination for a lift station design. Cannon Associates also provided coordination with the city, NPDES permitting, storm water pollution prevention plans, erosion control and construction administration. Cannon Associates also provided construction staking for the entire site.
Home Depot and Atascadero Commercial Center
Atascadero, California
Cannon Associates provided on-site and off-site engineering and surveying services for the Atascadero Commercial Center and Home Depot Store. The 30-acre multiphase development consisted of approximately 300,000 square feet of building space, roadway improvements in the City and Caltrans right-of-ways, utilities, parking, retaining walls, and landscaping. The first phase included the construction of 130,000 square-foot Home Depot Store and necessary infrastructure.
Cannon Associates prepared plans and specifications for the water, sewer, gas, and storm drain systems designed for the first phase and sized the systems to accommodate the ultimate campus needs. Utility plans included an upgrade to one mile of 14-inch water main to provide the necessary fire flow to serve the first phase of the project. An additional 8-inch water main extension was designed during the later phases to provide the additional fire flow and redundancy of the water system. In coordination with the City of Atascadero, Cannon Associates designed a 250,000 gpd sewer lift station and 3 miles of sewer force main to serve this project and allow the city to eliminate several of their smaller lift stations through out the town. Cannon Associates also designed 1000 feet of 12-inch to 36-inch storm drain pipes to outlet into the adjacent creek.
Close coordination with the client, architect, city, Caltrans, the contractor, and other consultants was essential during design and construction to expedite this project and complete it within the timeframe required. The scope of work also included processing the necessary permits from the U.S. Army Corps of Engineers (ACOE), the California Department of Fish and Game (CDFG), and the Regional Water Quality Control Board (RWQCB) to build the storm drain outlet into the creek.
